With her work ethic and years of commercial real estate experience, within two years, she increased each properties net income 100% or more. Walker was then recruited by two other vacation management companies to take their business from infancy into viable and prosperous vacation rental management companies.

Advertising: Our rental properties are advertised primarily through the Internet, at,, and other Internet travel websites. By utilizing search engine optimization, thousands of guests will be directed to our website and to our direct links on Our website interfaces in “real-time” with and our other affiliate Internet travel sites, enabling prompt and thorough responses to each and every rental inquiry within 10 minutes.  This interface ensures calendars, rental rates and promotions are always accurate.  This immediate response results in enormous booking success, and a definite competitive advantage! The Beyond Blue website features detailed property descriptions, online reservations, and instant quotes.  Our goal is to obtain as many repeat guest bookings for your property.  


Bookkeeping, Policies, & Tax Service:  The streamlined process for scheduling, booking reservations, and collecting payments enables us to provide an accurate and timely accounting for each property.  Guests can pay online by major credit card or with an e-check. Rentals are limited to guests over the age of 25.   


Each guest reservation includes a damage insurance policy that provides up to $1,500 of coverage for unintentional damage to the property. This insurance coverage is paid for by the guest.  Policy limits can be increased should a property owner require more coverage.  In addition, we offer optional travel protection coverage through CSA Travel Insurance.  The policy provides reimbursement to the guest for a reservation cancellation within 45 days of arrival for weather or medical related events.  Our damage and travel protection insurance plans are offered to protect our property owner’s revenue and our guest’s vacation investment.   


As a service, we submit monthly sales tax returns and payments to state and county authorities on behalf of owners.  Monthly income statements and revenue payments are sent to property owners prior to the 14th of each month.  Property owners may access their rental calendar, make owner reservations and view monthly statements on our website’s “OWNERS PORTAL.”                                                                            

Inventory:  Our rental properties are fully furnished with all kitchen items, furniture, lighting, rugs, bedding, bath linens, etc. necessary for a pleasurable guest experience.  We provide owners with a list of primarily housewares needed in each unit.  If the owner prefers, Beyond Blue can perform an inventory and assist with stocking the unit with the basic housewares.   


Housekeeping & Maintenance:  Our professional housekeepers will clean and inspect your rental property immediately following each guest departure.  We charge the guest (not the owner) a reasonable and customary cleaning fee.  In addition to housekeeping, a member of our staff will conduct a comprehensive walk through of each property following a guest departure to inspect for damage, wear and tear and other maintenance issues; and replace light bulbs, HVAC filters and batteries.  Light bulbs, air filters, and remote control/battery replacements are offered free of charge to the owner.  Other home maintenance services (carpet cleaning, heat and air service, plumbing repairs, appliance repairs, tile cleaning, pressure washing, etc.) will be offered as needed and charged to the owner’s account.  Annual deep cleans are completed during the off-season and charged to the owner’s account. 


Fees:  Beyond Blue charges a flat commission percentage of the gross rental revenue that your property generates.  Property owners are responsible for an annual advertising fee, and Sandestin’s shuttle service if applicable.  We do not charge property owners for credit card fees, amenity fees, or other miscellaneous fees charged by other management companies. 


Owner Use: Property owners may use their rental property at their own discretion by reserving dates via the Owner Portal on our website.  We do not limit the number of weeks available for owner use.  However, to maximize each property’s potential income, we suggest that owners limit personal peak season reservations.
